Items considered fixtures in a residential property are items that are part of the house or apartment which are permanent and service the people living within the residence. An item is considered a fixture if it is affixed to the ceiling, floor, or wall through screws, cements, pipes, nails or glue. Examples of fixtures are built-in bookcases, plumbing, ceiling lights, wall mounted shelving, washers, dryers and awnings.

Generally, the required fixtures in a residential building are fitted kitchen units, cupboards, ovens and sinks. Other required fixtures are bathroom sinks, faucets, tubs, central heating systems, and dishwashers. Typically the fixtures are either defined on the deed of the property, or apartment lease.
